When we asked our clients about their criteria in searching for a villa for their holiday, we heard quite a long list of preferences. Views, services, staffing, security, pool-size, air-conditioning, are among other popular parameters. It was getting more interesting when we asked them to prioritize those parameters. Whilst it was definitely dependent to personal tastes and style, we found one parameter which has always been listed in the top three: location.

Unlike hotels, many private villas are rather secluded. In a way, in addition to seeking for picturesque views, seclusion ensures quietness, which in many cases is essential. However, in contrast to ultimate privacy it has to offer, to some extends, private villas also have limitations, no matter how hard owners try to provide as much facilities as guests are likely to expect. Almost all private villas have at least one private pool, a fully equipped kitchen attended by a professional chef, some top-of-the-line villas are even provide private tennis court. But what about dining out, about hanging out in cafes, fully equipped gym, about beach for non-beachfront villas, about spas, and so forth? The very slow business period after the second bomb attack seems to start taking up. It may be misleading to literally translate into a general conclusion. This article comes up solely from our experience with our villa rental business in Bali.

The second bomb attack robbed Bali’s fortune from tourism industry very badly. Tourist arrival fell down, hotel occupancy rate went to as low as single digit percentage, are among a few obvious indicators. Unlike the experience with the previous terrorist attack, the recovery period is by far longer this time, only if the period fairly deserve to be referred as recovery.

Running a holiday rental business for nearly four years within which two bomb attacks took place made us understood that we were definitely loosing at least another year, which we wisely used up to refine our online marketing instruments, mainly our websites. Lucky enough that we only needed to mean our own stomach, could not imagine how our fellow hoteliers struggled to survive. Our prediction was that we could expect to get the heat back in the last high season starting on July 2006. In our business, inquiries should have been coming from about March.

Unfortunately we were completely wrong. We only yielded about five bookings for the three months of highs season period. Short ones, means less than a week in average. Cheap ones, means less than $300 per night in average. How should we live with our 20% commission out of that sum? We are running out of cash, even only for our daily office operation, so we conclude that waiting for Bali to take up was no longer viable option.
